$1.2M Purchase Drives Two-Site Consolidation

PHOENIX-A local limited liability company has bought 40,794 sf at 3935 W. Adams Ave. to team its ladder and scaffolding operations. The selling price is less than the replacement cost if the land's factored into the equation, says one of the brokers.

PHOENIX-Becmed LLC has signed a $1.16-million deal to purchase 40,794 sf of industrial space at 3935 W. Adams Ave. in Phoenix so it can combine its ladder and scaffolding operations.

Jeff Hays, with NAI Horizon, tells GlobeSt.com that Sunset Ladder Co. and ABSS Manufacturing will occupy the building. ABSS Manufacturing produces ladders and scaffolding for commercial use. Sunset Ladder Co. is the distributor.

“It was a super deal,” says Hays, who represented the buyer along with co-broker John Filli. “They bought it at less than $30 a square foot. You couldn’t replace the building for that with the land.” The companies currently occupy a building at 2915 N. 29th Dr. in Phoenix near Grand Avenue and Thomas.
