The 46,000-sf property is located at 5614 17th Av NW, one block off Market Street, the main east-west arterial through the area. The site is currently occupied by a low, single-story apartment building, three single family or duplex structures and a parking lot formerly used by the Postal Service, but which now supports a temporary leasing office and staging area for a nearby development project.

All existing buildings on the site would be demolished for Bridgewater Condos. The city recently approved designs for the estimated $22-million project. If there are no appeals, a Master Use Permit will be issued in the next several weeks.

Other than a lot of neighbors in an adjacent condo that will lose their westward views, there is reportedly not a lot opposition to the project. "It's a tough building to blend in because it's a lot taller than the adjacent zone and it's a large block," says senior city planner Scott Ringold.

Scott Brewer of Continental-Bentall says he hopes to get the project underway this September and complete it in March of 2004. The building is planned with a brick base in order to give it "that old Ballard feeling," says Brewer. The asking price for the condos will be in the vicinity of $275 per sf.
