Law firm partner Michael Hoffman tells GlobeSt.com the firm had previously been split on the 20th and 24th floors, while Paine Webber was split onto the 21st and 23rd floors. Paine Webber's move to Moyer's latest project, Fox Tower, made the consolidation possible. The two floors will be connected via an interior stairwell, says Hoffman, whose firm specializes in civil litigation.

Hoffman says that because of the service he's received from Moyer's TMT Development over the past decade, the only other building he really considered was Fox Tower. "Our first choice was to stay here, not only because of the location and quality, but because we've never had any problems here," he says. "We have offices up in Seattle and every year we have a problem; we won't be staying there."

Tom Remley of Grubb & Ellis brokered both sides of the deal, which has an estimated full service value of nearly $9 million. According to Grubb & Ellis, more than 70,000 sf of new and renewal lease activity has take place at 1000 Broadway since the start of the year. Among others, Sussman Shank renewed for 18,334 sf lease, Seattle Northwest Securities renewed for 6,811 sf, and Invesco Institutional Inc. renewed for 3,699-sf. Occupancy in the building now stands at 80%.
