Broker Kris Martin of Grubb & Ellis Co.'s Phoenix office tells GlobeSt.com that the limited liability company scooped up the 2149 E. 5th St., single-story building in the Eaton University Industrial Park after realizing that a tenant could help ease the mortgage burden.

"It was an easy deal," says Martin, who represented the buyer. The building's former owner, Azure Development, was represented by Jeff Adams of Johnson & Associates in Scottsdale.

Tenant Paramount Promotions, which manufactures large signs and banners, is renting 2,000 sf of warehouse and office space through October 2003, Martin says. B.J. Perryman will move its contract embroidery operation into the remaining space near Price Road and University Avenue soon, he adds.
