William B. Hesse, president of Aries Deitch & Endelson, represented Safavieh Rugs & Home, a rug importer and furniture retailer, in the transaction. Willing Biddle, III and Linda Lacey of Urstadt Biddle Properties of Greenwich, CT. coordinated lease negotiations for the property owner.

With the recent opening of its new Scarsdale showroom, its first location in Westchester County, Safavieh now has 12 store locations in Manhattan, New Jersey, Long Island and Connecticut.

The retailer replaces CVS, which vacated the property and moved less than a mile up Route 22 to its own free-standing location, Hesse says.

The Shoppes at Eastchester, owned by Urstadt Biddle Properties, totals 62,000 sf and is now fully leased. The complex is anchored by Food Emporium. Its tenant roster also includes: Dress Barn, Dress Barn Woman and a Friendly's restaurant.

Commenting on the deal with Safavieh Rugs & Home, Hesse notes that the firm's new Scarsdale address is ideal, both logistically and demographically.

"Our objective was to enable Safavieh to create a major presence in the Westchester market," Hesse says, "with a strategic site that would offer prime access to its discerning customer base. The location was made even more attractive by the center's owner, Urstadt Biddle Properties Inc., who created a signature property for Safavieh, with the installation of a new facade and window wall for the front of the shopping center."

Arash Yaraghi, vice president and co-owner of the New Jersey-based importer/retailer, commented that the firm's recent entry into Westchester was key to its expansion plans. "We saw Westchester, and Scarsdale in particular, as a market that Safavieh absolutely needed to be in to serve our established customer base and continue to build recognition in this dynamic retail environment," he says.
