Known as the Friendly Hills Medical Building, the property stands on a 1.07-acre parcel at 9500 Haven Ave. It is located less than a ½ mile north of the Interstate 10 Freeway and one mile north of the Ontario International Airport. Built in 1982, the two-story building encompasses 19,352 sf.

Genske, Mulder and Co. was represented by Drew Wetherholt of the Ontario office of Marcus & Millichap Investment Brokerage Co. Wetherholt also acted on behalf of the seller, the Helen M. Rausch Trust.

Some industry experts believe that 2002 will be the biggest year ever for office sales in the Inland Empire. Investors are attracted to the region because its product has lower vacancy rates and higher cap rates in comparison to office properties in neighboring Orange and Los Angeles counties
