In a separate transaction, occupancy at Northridge Center in Atlanta's Central Perimeter market rises to 98% with expansion to a 10,500-sf lease by Dallas-based Affiliated Computer Services, Inc.

Locally based Barry Real Estate Companies is a partner in Parkwood Point, LP, which owns the property. Barry is the leasing agent for both Northridge and Parkwood. Barry officials refused to disclose leasing details.

But area brokers tell GlobeSt.com on condition of anonymity the quoted average asking rent at 100 Parkwood Point is $25.25 per sf and $21 per sf at Northridge.

Northridge Center is a two-building, 188,000-sf development, owned by locally based PHL-OPCO, LP. Parkwood Point is designed as a two-building, 470,000-sf development at Powers Ferry Road and Windy Ridge Parkway. Phase 1, 100 Parkwood Point, is an eight-story, 220,000-sf, class-A building that opened on March 1, 2001.
