San Antonio Office Building Pulls About $7M

SAN ANTONIO-The 98,630-sf Guaranty Center in San Antonio goes to a partnership of local investors. Word is Lincoln Property Co. and Goldman Sachs got more than $75 per sf for the nine-story building.

SAN ANTONIO-A nearly full office building in the city’s north-central submarket has changed hands. A partnership of Lincoln Property Co. and Goldman Sachs sold Guaranty Center at 1100 Loop 410 NE to a partnership of local investors operating under the name Guaranty Center LP.

The sale was arranged by brokers at San Antonio-based Travis Commercial. Jeff Miller represented the seller and Mark Krenger and Chuck Ing represented the buyer. The investment group does not own other San Antonio properties.

Although the price was not disclosed, it was estimated to be more than $75 per sf. At $75 per sf, the building would have fetched $7.4 million. Its market value, assessed by the Bexar Central Appraisal District, is $7.7 million.
