The larger of the two facilities, 7565 Siempre Viva Rd., has been acquired by private investors Bob and Judy Hsu. The buyers, who were represented by Regan Tully of International Real Estate, have paid $1.9 million for the 29,000-sf property. Private investors Geza and Magdalena Hambalko have purchased the other property, a 26,215-sf building located at 7560 Viva Rd., for $1.7 million. They were represented by Charlie Adophe of Burnham Real Estate Services. Each of the facilities in Britannia Corporate Center is located on a separate legal parcel and has frontage along one of three public streets.
The entire Britannia Corporate Center complex stands on the southeast corner of Britannia Boulevard and Siempre Viva Road in Otay Mesa and encompasses a total of 15 acres. MDC acquired the land for the project from CMK Corp. in September 2001 for $2.2 million. The Newport Beach-based developer completed construction on the complex in July 2002, with 55% of the project pre-sold. The two pre-sold facilities, 2545 Britannia Blvd. and 7685 Siempre Viva Rd., are currently in escrow and scheduled to close in October.
