Long Island Home Mortgage has leased 2,732 square feet at the seven-and-a-half-acre property; Pitney Bowes has taken 1,711 square feet; Primary Appraisal has signed for 907 square feet; and Vincent Angeloro, PC has inked a deal for 1,282 square feet. Additionally, United Mortgage Corporation has expanded its premises to 5,454 square feet and has extended its lease term, and Bell Micro Products has expanded into 4,645 square feet and renewed its commitment to the building. Major tenants at The Woodlands Office Park include Motorola, George Weston Bakeries, Memorial Sloan Kettering and Gentiva.

Adam Rochlin of Cushman & Wakefield of Long Island Inc. represented Metropolitan in the transactions. "Redeveloping the entire park has proven Metropolitan Realty Associate's commitment to their tenants and has translated into 100% tenant retention," he says.

Joseph Farkas, principal of Metropolitan Realty Associates, says he's enthusiastic about the level of activity he's seen since closing on the property. "In total, we've committed to about 25,000 square feet of tenancies within a 12 month period."

The buildings, 700, 750 and 800 Veterans Memorial Highway, were built in 1983. Since the purchase of the properties, Metropolitan has focused on improving the property's common areas including the complete renovation of the 800 building's main lobby. In addition, the new owner has developed 10,000 square feet of office space in the concourse level of the 800.
