The largest of the properties is a 96,235-sf office/warehouse at 7036 Snowdrift Rd. on the Iron Run Campus in Fogelsville, PA. It has access to I-78. The building is fully leased to Asea Brown Boveri Inc., Packaging Corp. of America, and Tri-Dim Filter Corp.
The second property is a 64,800-sf office/warehouse facility at 969 Postal Rd. in Lehigh Valley Industrial Park III in Allentown, PA. It is adjacent to Lehigh Valley International Airport and near the intersection of Airport Rd. and Route 22. The building is also 100% leased to Harvey Industries, Federal Express Corp., Drake Bakeries, and PECO Adelphia Communications.
Jon Mikula, senior director of the Edison, NJ office of Holliday Fenoglio Fowler, arranged financing. Kristine Burnitis, vice president of leasing, and Charlene LeMoine, property manager, will handle the properties for Denholtz.
Edison, NJ-based Zimmel Associates represented Denholtz in the transaction. Bethlehem, PA-based Gelcor GVA Worldwide represented the seller, which is Asbury, NJ-based J.G. Petrucci Co.'s Green Fund Realty Partnership I, LP.
