The seller was Mojave Properties Joint Venture, which was represented by Jim Pipkin of the San Antonio office Grubb & Ellis Co. Don Kuyrkendall of the Kuyrkendall Co. acted on behalf of Southwest Metal Roofing's owners, Thomas and Julie Kincaid. Terms were not disclosed.
The building at 11919 Rail Dr. has shipping docks and outside space for storage. Southwest Metal, which moves from a smaller space, also in the northeast submarket, has room to grow at its new address, Pipkin tells GlobeSt.com. Sunray Pool Service has been in the building for six or seven years.
The industrial market in northeast San Antonio had a 13.1% vacancy rate, according to Grubb & Ellis research. The average rental rate for warehouse distribution space was $3.82 per sf per year.
