TINTON FALLS, NJ-Developer Sterling Properties of Livingston, NJ wants to build a 180-unit luxury townhouse community on just under 60 acres in this Monmouth County community. The site has to be rezoned, however, and Sterling is facing some issues related to traffic.

Sterling Farms at Tinton Falls, as the project would be called, is currently before the town council relating to zoning matters. Currently, about 60% of the site is zoned industrial/office/professional, with the rest zoned for single-family residential. Besides the 180 units, the developer’s site plan calls for at least nine acres of recreational and/or open space. The target audience for residents would be upscale seniors, although Sterling officials have told the town council that they have no plans for any deed restrictions relating to age.
