Shawn Helda, Corinthian's president, tells GlobeSt.com he plans two, 40,000-sf office buildings and one, 50,000-sf flex warehouse/office facility.

"We have inquiries about the flex facility and are talking with our architect now about a possible quick turnaround in construction," he says. "All three buildings will be designed at the same time, but that will be built first." It will be a build-to-suit with a 10-year lease," he says, and declines to tell the rental rate.

"Market conditions will dictate the start of the additional two buildings," Helda says. "We're looking to have them 50% pre-leased before we begin construction."

Access to the airport by private jet is seen by Helda as a major advantage, which is confirmed by his company's recent sale of two buildings and 23 acres nearby to Roush Racing, Inc. Roush previously rented the property's two existing buildings, which total 98,000 sf.

Helda tells GlobeSt.com the racecar company, which owns several winning NASCAR teams, paid Corinthian "north of $13 million for the package." Roush plans a $25-million headquarters complex on the site that will include a museum among several new buildings.

"The airport gives Roush's people quick in-and-out access by private plane," Helda says, "and we're finding that a number of other companies with planes or that have time-share jets also want proximity to an airport."
