Located off Route 28 and Waxpool Road just north of the Dulles International Airport the single-story, two-year-old structures occupy a 12-acre plot in the business park. Currently, the property is about one-third leased to tenants Liebert, Van Meter Homes, and Design Telecom, which just recently signed on for space. All tenants are currently occupying just one building, while the second structure is being refitted following the demise of a company that was to occupy the space.

Transwestern Commercial Services Inc. has been tapped to manage and lease the property, and concedes that reaching maximum occupancy levels is going to be a challenge. "We have a couple of different deals in the works, but it's going to be tough, "Transwestern vice president Matt Bundy tells GlobeSt.com. "Vacancy rates in this area are around 20%, but we built that into our marketing scheme and our pro-forma." In addition to the new deals currently in the works, Van Meter is negotiating an expansion.
