The single-tenant net-lease store is on the market at a 9% capitalization rate. The asking price equate to $332 per sf for the 35,000-sf store. The property was constructed in 2001 by the seller on three acres.

James Bell and Andy Sabherwal, investment specialists in the firm's Houston and Sacramento offices, respectively, have been named the listing agents. The seller is a Houston-based developer.

Bell and Sabherwal are members of Marcus & Millichap's National Retail Group, a division of the company focused exclusively on the marketing of retail investment properties.

The DSW at FlatIron Crossing sits at the entrance of the FlatIron Crossing Mall.

With 119 stores in 27 states and an $84 million net worth, DSW is one of the country's largest retailers of leading brand name shoes. The company has committed to a 15-year lease.

FlatIron Crossing is a regional shopping center located between Denver and Boulder. Themall occupies 1.5 million sf on 170 acres and is anchored by Nordstrom, Lord & Taylor and Foley's.
