DSW at FlatIron Crossing Store for Sale at $11M

BROOMFIELD, CO-The 35,000-sf store built on a 3-acre site in 2001 is available at a 9% capitalization rate. DSW has committed to a 15-year lease at the location near the entrance of FlatIron Crossing Mall.

BROOMFIELD, CO-The DSW at FlatIron Crossing store is on the market for $11.6 million. Marcus & Millichap Real Estate Investment Co. has been awarded the exclusive listing for the store along the US 36 corridor between Boulder and Denver.

The single-tenant net-lease store is on the market at a 9% capitalization rate. The asking price equate to $332 per sf for the 35,000-sf store. The property was constructed in 2001 by the seller on three acres.

James Bell and Andy Sabherwal, investment specialists in the firm’s Houston and Sacramento offices, respectively, have been named the listing agents. The seller is a Houston-based developer.
