Rick Lorah Trust has snapped up the property, which stands at 735 Shadowridge Dr. in Vista, just minutes from the I-5 and California Highway 78. Encompassing 26,642 sf, the retail center is currently 89% occupied. Tenants include Stoneridge Realty, Village Laundromat, Curves for Women, Fortune Palace, Orlando's Liquor, Anna Maria's Pizza, Ridge Hair Design and Shadowridge Dance.
The seller, Jerry Berez Trust, was represented by Mehran Foroughi of Sperry Van Ness. Foroughi, along with John Reis of J. Reis Co. Inc., also acted on behalf of Rick Lorah Trust, which beat out 22 other prospective buyers who made offers on the property. The trust and 10 of the other potential buyers offered more than the asking price, Foroughi says, adding that the selling price of the property reflects real estate's increasing investment value within today's sluggish economy.
