The building is on a 15.5-acre site with frontage along both Horsham Road and Pennsylvania 611. It was built as a retail facility almost four decades ago, and once housed the Bazaar of All Nations. O¹Neill bought it in 1999 and converted it to office space.
It is currently fully leased, with DaimlerChrysler occupying 60% of the building. Broadview Networks is another major tenant.
Jim Sheehan, Joseph Verdejo, and Dennis Durkin of the Philadelphia office of New York-based Insignia/ESG represented O¹Neill in the transaction. Sheehan, managing director of Insignia/ESG¹s capital services advisors group, says 400 Horsham Road is one of just two office buildings with access and visibility in the area along Pennsylvania 611.
