HOUSTON-Two deals, totaling 17,170 sf, have been signed, sealed and delivered for a 65,900-sf suburban office building near the Energy Corridor.

Insurance Associates of the Southwest signed for 14,947 sf while J. David Worrell III, principal of Worrell Associates Architects took 2,223 sf. Both tenants are inbound to One Woodbranch Center at 11931 Wickchester Lane, just off Interstate 10 west.

Steve Rocher and Kristen Porter, both with the Grubb & Ellis Co. Houston office, represented the building owner, BMS Management of Houston. The 19-year-old building carries a quoted rate of $14 per sf annually. Its Web site puts occupancy at 98%.

Mickey Crouch represented the insurance company at the bargaining table. Rocher and Porter were the only brokers working the terms for the Worrell Associates Architects pact.

Insurance Associates of the Southwest is a Houston-based independent insurance agency formed in 1996 as the result of several mergers.
