The construction cost was $3.5 million or about $28 per sf, ANS president David Hagan tells GlobeSt.com. The building is 45% occupied. Hagan would not disclose a quoted average rent range.

The building is in Crossroads Park, just southwest of the Savannah River with easy access to Interstate 95, the Savannah Airport, the Georgia Ports Authority and major rail lines.

Blaine Kelley of the Atlanta office of Los Angeles-based CB Richard Ellis represented ANS in the site selection and build-to-suit process. American Warehousing developed the distribution center.
