China Shipping, an international freight company, will be occupying 9,758 sf, an increase of 5,292 sf. The firm serves customers in Asia, North, Central and South America, Europe, Africa and Australia.

Wanda Wilson and Marci Phillips, both of PM Realty Group in Houston, represented the building owner, Koll Bren Schreiber Realty Advisors Houston Portfolio. Koll Bren has owned the 23-year-old building since 1991. Rent for the two-story building is quoted at $12.50 per sf.

According to third-quarter office statistics from Houston's Trione & Gordon ONCOR International, the North Belt/Greenspoint submarket backslid 33,673 sf in its absorption numbers. The submarket contains more than 11 million sf of inventory, of which 191,843 sf are available for sublease and 1.6 million sf can be had for direct leasing. The bottom line is a 14.13% vacancy rate at the end of the third quarter. The submarket's average office rent is $16.73 per sf.
