Fuel & Marine Marketing LLC, a wholly owned company of Chevron/Texaco has signed a sublease for 17,321 sf of rentable space at 44 South Broadway. In addition, a related entity is expected to sign a deal soon for an additional 2,488 sf of sublease space at the building. The sublease space was formerly occupied by IBM Corp.
The two Chevron/Texaco entities are currently the last remaining operations of the oil giant to occupy the former Chevron/Texaco headquarters property at 2000 Westchester Ave. in Harrison. Once the firms relocate to White Plains, the only remaining occupant at the 725,000-sf complex will be Atlas Air, which has its operations housed in 120,000 sf at the facility. Morgan Stanley, which purchased the Chevron/Texaco complex earlier this year, is scheduled to begin a multi-million dollar renovation of the building to convert the facility into a data center and branch office. Chevron/Texaco has its corporate headquarters in San Francisco. The Harrison property was formerly the home of Texaco Inc.
William Cuddy, senior managing director with Insignia/ESG represented the Chevron/Texaco entities in the sublease transactions. Steven Banker, managing principal of Newmark & Co. Real Estate's Westchester/Connecticut office and Patricia Valenti, senior managing director, represented IBM in the sublease deals. The sublease term is for six years. The tenants expect to occupy the space by mid-December of this year.
With the Chevron/Texaco deals in place, IBM is still marketing an additional 120,000 sf of sublease space at 44 South Broadway, Newmark's Banker says. The 44 South Broadway building is a 23-story office building that totals approximately 850,000 sf of space. The Pepe family owns the facility.
Banker says that negotiations are ongoing between a host of prospective tenants for about half of the remaining IBM sublease space at the Westchester One property.
"I would say approximately 20,000 sf to 30,000 sf of space will close within the next week," Banker reveals.
While Banker would not reveal the identity of the firms set to move to 44 South Broadway, he notes that the pending deals are with two New York City companies looking to relocate operations to the White Plains building.
