The United Arab Emirates acquired the entire 13,063-sf seventh floor of the 12-story property at 305 E. 47th St. to house its mission to the UN. The African Union, formerly the Organization for African Unity, purchased the 13,183-sf fifth floor, also for use as headquarters for its UN mission. And the American University of Beirut will use the eighth floor, 12,047 sf, as executive office. Transaction terms have not been released, but the asking price per sf for the seventh floor was $450, the fifth-floor asking price was $415 per sf and the eighth floor carried an asking price of $500 per sf.

GVA Williams executive director Alex P. Jinishian and senior director Harry F. Blair represented building owner Stahl 3 Dag Condominium LLC in each of the transactions. Kay Foster of Halstead Property Co. represented the university and Michael Privitello of Brown Harris Stevens brokered for the African Union. GlobeSt.com was unable to reach representatives of the United Arab Emirates.

"The condos in 3 Dag Hammarskjold Plaza were ideal for the space needs of these three institutions, which were able to take advantage of the existing installations while benefiting from ownership," says Jinishian. "The units offer the efficiency of a traditional office building, yet have an intimate townhouse sensibility. This is one of the only world-class commercial office condominiums available in the UN headquarters district."

As non-profit organizations and governmental missions, none of the three organizations will be required to pay real estate taxes on the space, which will substantially reduce occupancy costs. All three tenants were drawn to the 167,000-sf building, which was built in 1928, by its proximity to the UN.
