The company will occupy part of a 372,542-sf building at 8460 East Whittier Blvd., according to Jeff Hubbard of Colliers Seeley International, who represented Robertson along with Thomas Taylor and Scott Heaton of Colliers Seeley.

Hubbard tells GlobeSt.com that Total Warehousing chose a Mid-Cities location because it distributes to customers throughout the Los Angeles Basin. The Pico Rivera facility is an expansion for the company, which is based in Phoenix.

Hubbard says inquiries from prospective new industrial tenants have picked up recently, despite the general slowdown in the commercial real estate markets, in part because relatively little new space is being built in the Mid-Cities, one of the region's older industrial markets. The Mid-Cities submarket is part of the Central Los Angeles industrial market, one of the oldest in the Los Angeles Basin with 80% of its space built more than 20 years ago, according to Colliers Seeley research.

"Not many new Class A buildings are being built here," Hubbard says.

Mark Miller, a vice president at Los Angeles-based Roberston Properties, tells GlobeSt.com that approximately 390,000 sf remains in two buildings at Pacific Gateway, a 550,000-sf development on 27 acres that the company is marketing as a multi-tenant park divisible to 50,000 sf. He says it is the only industrial project Robertson has under construction now, but the company has five retail projects totaling 1.2 million sf that are either under construction or close to starting construction.

"I think this validates that leasing is still being done, even in these recessionary times," Miller says.

Total Warehousing was represented by Casey Griffin, Mike Foley and Rob Antrobius of Trammell Crow.
