The development will consist of a 250-unit condominium tower, 12,000 sf of retail space, 7,000 sf of restaurant space and a 332-space parking garage.

The project will be built in two phases, separated by State Road A1A. The $75 million first phase will include the Ocean Palms Condominium built on five acres of oceanfront property at 3101 S. Ocean Drive.

The three-tier building will top out at 38 stories, and level off at 35 and 32 stories. Condo prices will start at about $450,000. Phase I is scheduled to be completed in January 2006.

The second phase, a six-story building across the street at 3100 S. Ocean Drive, will consist of the retail and restaurant space and the parking garage. This phase's planned completion is January 2007.

The developer is Plaza Group of Fort Lauderdale, FL. The architecture firm is Fullerton Diaz Architects Inc. of Coral Gables, FL.
