The clinic will continue to operate at nearby 215 Montrose Ave., Greg Cizik of the Houston office of Colliers International tells GlobeSt.com. He and Norman V. Munoz, also of Colliers, represented the tenant in negotiations for the medium-term lease. Christopher S. Klein of the Houston office of Colliers International and Gregg Lawrence of Greenway Properties, the Houston-based building owner, bargained the terms for the property owner.

Cizik says the clinic signing was facilitated by the owner's OK to renovate the interior, a project that is now under way. Greenway Properties bought the 33-year-old building in 1995. The 43,000-sf, low-rise building has an occupancy of more than 95%.

In another transaction, Samsung Heavy Industries subleased 1,129 sf of office space at San Felipe Plaza to Redwood Chemicals LLC. Munoz represented Samsung and Julie King of Strategis LLP spoke for the sublessee. San Felipe Plaza, owned by Chicago's Equity Group, contains about one million sf at 5847 San Felipe in the Galleria submarket.
