Test Automation & Controls, a consulting group, signed a 15,600-sf renewal at 8564 Katy Freeway on Houston's west side near Dairy Ashford Road. Randy Wilhelm of the Houston office of NAI Partners Commercial represented the tenant. Robert S. Wilson of Robert S. Wilson LLC is the building owner and represented himself in the negotiations.

The Katy Freeway submarket has a vacancy of about 14% in comparison to 13.5% citywide. At the close of the third quarter, the submarket performed about average when stacked up against its peers.

RMT Inc., an environmental assessment and remediation consulting firm, renewed 9,045 sf at 11811 E. Freeway on the east side near Kingwood. Wilhelm represented the tenant at the bargaining table. C.C. Smitherman of Atrium 10 Tower LP was the in-house representative for the building owner.

The 21-year-old, 79,350-sf building has a quoted rate ranging from $11 per sf to $13 per sf, about $1 per sf below the average for the eastern submarket, where vacancy is about 13.3%.
