Principal David Sonnenblick says the long term, fixed-rate first mortgage enabled the Snyder Co. to obtain maximum permanent loan proceeds at attractive interest rates before the recently completed property reached stabilization.

The River is at the intersection of Bob Hope Drive and State Highway 111 and is anchored by a 12-screen Century Movie Theater, Borders Books & Music, P.F. Changs China Bistro and Fleming's Prime Steakhouse. The development derives its name from a 5-acre, 1.7 million gallon river meandering through the property.

The J.H. Snyder Co. is one of southern California's pre-eminent development companies. Sonnenblick-Eichner Co. is a Los Angeles based real estate investment banking firm that specializes in the financing and sale of institutional quality commercial real estate. Among its other recently completed financings are construction and mini-perm financing for the 400-room, $250 million St. Regis Monarch Beach Resort and Spa in Dana Point, Calif.; and $38 million interim and mezzanine financing for University City Village, a 542-unit multi-family project in La Jolla, Calif.
