Developer Opus Northwest has four buildings under development, including two build-to-suit industrial buildings and two speculative flex buildings. The two new build-to-suit facilities will total just over 100,000 sf and the two speculative buildings will total about 70,000 sf.

In mid 2003, Boise, ID based WinCo Foods, Inc. plans to occupy its new 55,000 sf central baking operation. The facility will be used to produce and distribute fresh baked goods to local WinCo stores. On a similar time frame is Teeny Foods, another bread products operation, which is having a 46,650-sf production facility built on 3.9 acres. The financial aspects of those deals are not being made available until after the deal closes, which will follow completion of the buildings.

In addition to the build-to-suits, Opus is developing two 33,500-sf multi-tenant speculative flex industrial buildings that will be divisible to 5,000 sf. Shell completion is scheduled for April 2003.

In September 2000, Opus announced it had acquired the land from New Beginnings Christian Center after four years of on-and-off negotiations. At that time, they envisioned Columbia Gorge Corporate Center as Gresham's first class A office park, with 800,000 sf of one, two and three-story office buildings. To date, it has only been one-story concrete tilt-ups, but there remains about 30 acres left to develop.

The first phase of the project was a 180,000-sf facility on 17 acres that was completed in 2001. It was a build-to-suit for American Honda, which uses the energy efficient facility as a regional parts distribution center, zone office, and technical training facility.
