Located south of the Dulles Greenway near the Rte. 772 interchange, the sprawling property is completely owned by the foundation. Total build-out of the development will take as long as 50 years, but upon completion Moorefield Station will offer 6,000 residential units, mostly in single-family townhouse-style structures that may or may not include rentals, and 9.5 million sf of retail and office space. Design firm RTKL Associates Inc. is on board to handle the planning and architectural aspects of the urban portion of the project, while LandDesign Inc. is in place to oversee the suburban segment. "This is the first-ever transit-oriented project to be built from the ground up," foundation spokesperson Chad Bernard explains to GlobeSt.com "It will be built in stages--residential first and then commercial."

But before building can get underway, the developer has to get approval from all the appropriate local government agencies, as well as the community. Several public meetings on the project have already been held, and there will be another in about three weeks. While some area citizens have expressed concern over the traffic that will come with the development, the project has been mostly well received. "I'd say there has been an average of 95% approval in most of the community meetings," Bernard says. "This is the largest rezoning project to ever come through Loudoun County, and whenever you have a project that size there's always some apprehension. But the revenue from Moorefield Station stands to bring in $40 million a year to the county." Bernard says the foundation hopes to get the go ahead from the Board of Supervisors by the end of the year.
