ASHBURN, VA-Plans for Moorefield Station–the massive 600-acre, mixed-use development that will ultimately cost several hundred million dollars–move forward as developer The Claude Moore Charitable Foundation prepares to have its proposal get the once-over from the Loudoun County Board of Supervisors next month. The county Planning Commission’s Land Use Committee and its Transportation Committee have already given the green light on the commercial and residential project, which will center on a future public rail station site and create a virtual “town within a town.”

Located south of the Dulles Greenway near the Rte. 772 interchange, the sprawling property is completely owned by the foundation. Total build-out of the development will take as long as 50 years, but upon completion Moorefield Station will offer 6,000 residential units, mostly in single-family townhouse-style structures that may or may not include rentals, and 9.5 million sf of retail and office space. Design firm RTKL Associates Inc. is on board to handle the planning and architectural aspects of the urban portion of the project, while LandDesign Inc. is in place to oversee the suburban segment. “This is the first-ever transit-oriented project to be built from the ground up,” foundation spokesperson Chad Bernard explains to GlobeSt.com “It will be built in stages–residential first and then commercial.”
