Bill Riedler, founder and president of Global Relationship Centers, purchased the property from a family that had owned it for a number of years. It had been used as a retreat, but it's no longer needed, according to Kurt VanderMuelen, land and investment specialist at NAI Commercial Industrial Properties Co. in Austin. John Lairsen of Austin's Travis Real Estate represented the seller.

Global Relationship Centers conducts training courses on human relationships. It has 60 franchised locations in the US and Russia. It currently operates out of 3,600 sf of facilities on an acre lot positioned 200 to 300 yards from the recently purchased property.

VanderMuelen tells GlobeSt.com that the property currently contains two buildings that Global will use to house trainees visiting its facilities. "They don't have that much land where they are," he says. "This gives them room to house their franchisee-owners when they come in for training. And they will eventually expand probably some small administrative offices, a bookstore and some other training rooms and try to keep it a nice campus area."

Global's properties are near the Spicewood community west of Austin. Just down the road from Global is the Barton Creek Club's Lakeside golf course.

Lairsen tells GlobeSt.com that there's a bit of land sales activity in the area, but not a lot.That made it a good time for Global to make the purchase, VanderMuelen says. The company doesn't need all the land right now, but he says buying it was like buying a straw hat in the winter. "This is a good time to buy," he says. "Things aren't really hot, because if they were the price would probably be a whole lot more than it was. He paid a fair price for it, not a crazy price."

Global moved to a spot on Lake Travis in 1988 from Boulder, CO. Global sold that property to a developer of high-end, single-family homes and moved to its current location.
