Graham Irvine, with Staubach Retail Services' Dallas office, told GlobeSt.com that the new location at 3139 Frankfort Road in Dallas provided the custom framing and art supply outlet with a strong demographic market for its wares.

"It was a market they had not captured from some of their other locations." said Irvine, who negotiated the deal for the tenant along with Staubach Vice President Dan Watson.

The company will move into the freestanding building, located in a newly constructed shopping plaza anchored by Kroger's, in the late spring, Irvine said.

Developed by Michael and Cynthia Bailey of Windstar Properties, the plaza rents in the mid-$20 per sf range and is home to a number of other businesses, including a Bank of America and a Kroger gas station, he added.
