Insignia/ESG's Retail Group represented building owner 1026 Third LLC and the tenant in the 15-year deal, which is valued at roughly $5.6 million. Loren Baron represented Mondrian, while Brad Mendelson and David Green acted for the owner.
According to Baron, upscale baker Mondrian chose the space for Midtown location in hopes of building a corporate event business in addition to walk-in custom. "Mondrian had been looking for some time for the ideal location," Baron says. "And 1026 Third Ave. offers both the space and identity they required."
The Third Avenue store, which is expected to open by April 2003, is roughly twice the size of Mondrian's Great Neck location.
