The Austin Area Teachers Federal Credit Union has bought a 1.26-acre pad site at the center for its first Pflugerville location. The credit union's building fronts on FM 1825, which turns into Pecan Street as it goes into Pflugerville to the east.

Eric DeJernett of NAI Commercial Industrial Properties negotiated in behalf of the credit union and K.C. Willis of Duncan Commercial, based in Austin, represented Cheddar's.

Willis tells GlobeSt.com Cheddar's bought the land from Duncan for its first area restaurant. It should open by the end of the year. The chain likes to control the tenants surrounding its restaurants, he says. Posada's, a restaurant company based in Tyler, TX, has broken ground on its building and should be serving food in six months.

Willis says three pads remain available.
