More than 130,000 sf of fully-furnished office space has been taken down here in the past six months, in large part because it came ready for business, Kevin Calihan with CB Richard Ellis tells GlobeSt.com.

"They're hot commodities," says Calihan. "If you take the space including the furniture, the cost savings is significant. You can step into that space "as is" and save yourself the hassle of building it out and purchasing or leasing the furniture. You can avoid all your cabling cost, all your moving costs and all your furniture costs."

In the latest deal, Phoenix-based healthcare provider Kronos grabbed 54,410 sf of office space at 1717 W. 16th St., which is known as Tempe B. The five year lease was worth $2.8 million to landlord Holualoa Tempe One, LLC of Phoenix, which bought the 113,104-sf former Bank One building in May. The move will allow Kronos to create between 250 and 300 new jobs in the Phoenix market.

Earlier this year, Ikon took 80,000 sf of fully furnished space at 1516 West 17th St., leaving about 35,000 sf of furnished space available for lease in that building, known as Tempe A. An additional 53,000 sf of furnished space is still available at 1717 W. 16th St, says Calihan, who represented the landlord in the Kronos deal with partner Tom Adelson. The tenant was represented by fellow CBRE brokers Robert Marsh, Jim Trobaugh and Chris Hook.
