The development, being built by the Thousand Oaks, Calif. office of general contractor Oltmans Construction Co., occupies 11 acres at 5187 Camino Ruiz and 312 Balboa Circle in the business park and is being designed by Poloquin Kellogg Design Group of Woodland Hills, Calif.

The single-story buildings with approximately 10% mezzanine office space will include 110,167 sf on six acres at the Balboa Circle location and 94,950 sf on five acres at the Camino Ruiz site, according to project manager Phil Saide of Oltmans. He says the project is due to be completed in June.

The developer is counting on a continuing demand for R&D/industrial buildings in the Camarillo market, according to Robert Flink of CB Richard Ellis, leasing agent for the project.

David Muran, senior architect for Poloquin Kellogg, says the buildings will feature tile roofs, deeply recessed windows, 25-foot clear warehouse areas, dock high loading and laminated glass to reduce noise.

Triliad Development is based in Thousand Oaks and has developed more than 1.5 million sf of R&D and commercial office space in Los Angeles and Ventura Counties.
