The buyer, Certified Public Accountant Hilbert Chu, has shelled out $2.5 million for the property. It is a multi-tenant building that was nearly 100% occupied at the time of sale. The seller, S & B Ltd., is a local apartment investor that had acquired the office property in a 1031 exchange and then located its business to a suite in the facility. Now that it has sold the building, S & B Ltd. is vacating the premises. Chu plans to occupy S&B Ltd.'s soon-to-be vacant space, as well as the only empty suite currently available in the facility, for a total of 3,000 sf. He plans to run his business out of this space.
Chu was represented by Richard Dana of Dana & Co. Realtors. Richard Gonor, Tim Winslow and Derek Applbaum of BRE Commercial/NAI's San Diego office acted on behalf of S & B Ltd.
