Rick Whiteley of the Austin office of Colliers International acted for NetStreams and Jay Lamy of Staubach Co.'s Austin office negotiated on behalf of Infogrames. NetStreams presently is set up in about 5,000 sf of flex/office space along Longhorn Boulevard.

Whiteley tells GlobeSt.com that NetStreams will move into the office in February 2003, the projected completion date for finish-out. NetStreams develops and sells products for distributing audio throughout homes. Whiteley says NetStreams looked at about 20 buildings in several submarkets before landing at Parmer & MoPac.

The far northwest submarket's overall vacancy rate of 34.2% at the end of the third quarter was the city's highest. The vacancy rate for the submarket's class A space was 38.9% with rent averaging $21.79 per sf. Sublease space accounted for 48% of the vacant space.
