Next week, Cencor Development breaks ground on the Shops at Mira Vista retail center and down the street Texas Capital Bank is building a branch. All the while, road crews are widening Bee Cave Road through Rollingwood, which has about 1,400 residents.

The 110,000-sf retail development is anchored by an Albertsons grocery store. Other tenants include are EZ's Restaurant, Seattle's Best Coffee, Suzi's Chinese Kitchen and an American Bank of Texas branch. It fronts Bee Cave Road and is in front of the 125,000-sf Mira Vista office building. The center is just west of MoPac Boulevard.

The Village of Rollingwood and Boise, ID-based Albertsons negotiated a 56,000-sf store that closes at 10 p.m., a size smaller and a time earlier than the grocer wanted. Rollingwood officials didn't want the center to disrupt the nearby residential areas.

"Right now they are on board to do it," Thom Farrell, Rollingwood's mayor, tells GlobeSt.com. "They're working hard to get this done in a way that's consistent with all the requirements we put on there."

Tom Terkel of Cencor Realty Services is leading the center's development. Cencor is affiliated with the Weitzman Group, based in Dallas.

Down the street, Bank of Texas is building a stand-alone branch on 1.5 acres at Bee Cave Road. Houston-based McCleary German Architects is designing the 12,046-sf bank building, due to deliver in 2003. It will have five drive-through lanes. Farrell says the bank's property had been zoned for a high-rise office building, but the community is glad to have a bank there instead.

The projects plus the road construction and a water-wastewater project are quite enough for Rollingwood right now, Farrell says. "That's pretty much all I want right now," he says. "The good part about this is that we're dealing with pretty darned-good people.
