The 56,863-sf office building, which is located at 5650 Hollis St., is fully occupied, with about 70% of the space taken up by Chiron Corp, a global pharmaceutical company. The remaining space is occupied by Real Time Solutions, a developer and provider of hardware and software order-filling solutions that increase productivity and accuracy in warehouses and distribution centers.

Anton Qiu of TRI Commercial/Oncor International represented the buyer, while Paul Souza of Arroyo & Coates represented the seller.

The fact that the property was fully leased to reliable tenants was a major boost for the sale, as Emeryville, with a 37% office vacancy rate, is currently one of the worst markets in the Bay Area.
