One is with Goodwill Industries, which leased 34,280 sf in Building 3 at Premier Gateway Center. Building 3 is scheduled to break ground in the next couple of weeks and should be completed by July. The seven-year lease is valued at approximately $1.5 million, which translates to about $6.25 per sf.
Also in Building 3 will be Indiana Power and Transmission, which leased 23,516 sf. This six-year lease is valued at approximately $1 million, or $6.50 per sf at start.
In a third deal, this one in the already-completed Building 1 in Premier Gateway Center, Special Events & Design Group leased 8,560 sf in a five-year deal valued at approximately $350,000, beginning at about $7.15 per sf.
Premier Commercial Realty Inc. of Pompano Beach, FL also plans to break ground on Building 2 in the next couple of weeks, says Smith. This 100,000-sf building is already half leased, he says. However, he did not want to release tenant names quite yet.
Smith attributes the leasing success with to "just having a good location." Both Building 2 and Building 3 will break ground at the same time, he says. The asking rental range in the new buildings will be approximately $6.50 to $7 per sf, he says. Premier Gateway Center is in Quantum Business Park.
