National Safety Alliance is the largest space taker, signing for 3,454 sf. Andre Granello of Houston's NAI Partners Commercial represented the alliance while Steve Rocher, Grubb & Ellis Co.'s longtime leasing representative for the 14-story building, handled talks for the building owner, Unilev Management.
The second lease, 3,397 sf, was signed by attorney Nancy Huston. Bob Parsley in Colliers International's Houston office represented Huston.
Office space in the 18-year-old building is quoted at $19 per sf. Despite the steady activity of late at the building, information published by Grubb & Ellis shows a declining occupancy rate at 3555 Timmons. In April, the structure's occupancy was 96%, but fell to 94% by October. Now, Grubb & Ellis puts occupancy at 90%. Still for that part of town and given today's office market, 90% is above average. The 10-million-sf inventory of the Greenway Plaza submarket was 86.3% at the end of the third quarter, up from 85% in the second quarter. In Q1, the submarket's occupancy was 86.1%.
