Cherry Hill, NJ-based Commerce Bank has leased 4,000 sf of ground-floor space at 25 Hudson St. for its 11th Manhattan branch office. Commerce also has a Downtown location at Bond Street and Broadway.
Lansco Corp. executive vice president Robin Abrams and senior director Roger Eulau represented building owner RS Associates LLC in negotiating the 15-year deal. Jeff Roseman of Newmark New Spectrum Retail LLC repped Commerce. Asking rent for the space was roughly $86 per sf.
"This is a spectacular space with high ceilings in a location that faces Duane Park and is directly across from Danube and Bouley Bakery," says Abrams. "There isn't a higher profile corner in all of Tribeca."
Meanwhile, Fleet will open a 5,500-sf Investment Access Center adjacent to Macy's at Three Herald Center, 33rd Street and Avenue of the Americas. The space, formerly a portion of the Toys R Us store, will feature six ATMs, nine customer service representative stations, seven traditional teller stations and a conference area for banking and investing seminars.
Fleet will also open a 3,200-sf branch in the former Coliseum Books space at 1775 Broadway. Located at the corner of 57th Street, the new location will feature four ATMs, seven customer service representative stations and four teller windows.
In addition, Fleet has signed a lease on 2,400 sf in Harlem at Gotham Plaza, 157 E. 125th St. Located between Lexington and Third avenues, the branch will include four service representative stations and two ATMs.
The bank has also signed six leases that will house a total of 15 ATMs. Locations include 2301 Broadway at 83rd Street (2 ATMs), 1276 Lexington Avenue at 86th Street (4 ATMs), 75 Broad Street, between Beaver Street and So. William Street (2 ATMs), 334 Columbus Avenue, between 76th and 77th streets (2 ATMs), 186 Fifth Avenue at 23rd Street (3 ATMs) and 3800 Broadway at 158th Street (2 ATMs).
Following the opening of these new sites, Fleet will operate 163 branches and 497 ATMs throughout metro New York. In Manhattan, it will operate 23 branches and 156 ATMs.
