Slated to rise at the southeast corner of 10th and Island Avenues, the project will be located within the same block as the 1,109-space, 42,000-sf P-1 Parking Garage that is being developed by the San Diego Padres and JMI Realty for the new Ballpark. CCDC says it envisions the proposed multifamily development, which will encompass approximately 18,000 sf, as a "project that will screen the north and west elevations of the P-1 Parking Garage while offering high quality residential design that complements the surrounding East Village environs." The agency is currently acquiring all the properties on the P-1 block, which is bounded by J Street and Island, as well as 11th and 10th avenues. It plans to demolish all of the existing buildings on this block by the end of December 2002 and complete remediation work here by mid-February 2003.

CCDC will be accepting developers' submittals until noon on January 29, 2003. From those proposals, the agency hopes to choose a "qualified developer," which the agency describes as someone who can overcome the constraints of an unusual-shaped parcel located adjacent to a parking structure in order to build a "feasible project." Once someone is selected, CCDC will negotiate the sale of the parcel for development of market-rate, for-sale multifamily housing.
