Nearby, at the northwest corner of North 85th Street and Dayton Avenue North in the Ballard neighborhood, a 55-unit project is proposed. Proposed for 424 North 85th St., the building would be four stories tall and include 3,466 sf of ground floor commercial space and parking for 74 within the structure. The majority of the site is zoned Neighborhood Commercial 3 with a 40' height limit with the northern tip of the site zoned single-family. Project designer Steve Lampert of Driscol Architects did not immediately return a phone call seeking more information, including the name of the developer and the project timeline.

At the Design Review Board meetings for both projects, scheduled for Monday, Dec. 9 at the Ballard High School library, the applicants will present information about the proposed design and how it responds to the Design Guideline priorities established at Early Design Guidance Board meetings that occurred earlier this year.

Elsewhere in Ballard, Continental-Bentall is planning to develop Bridgewater Condos, a 172-unit residential development that includes 7,200-sf of ground floor commercial space and three levels of parking. The 46,000-sf property is located at 5614 17th Av NW, one block off Market Street, the main east-west arterial through the area. The city approved designs for the estimated $22-million project in August. The preliminary timeline is to complete the project during the first half of 2004.
