Alex Orthopedic Inc. renewed a 20,160-sf lease for the long term at 1174 Great Southwest Parkway in the park's Grand Prairie section. Alex Orthepedic, a five-year tenant, looked at five sites, GlobeSt.com is told. The decision to stay put came "because the landlord treated them right," says David R. Dunn, president of Dunn Commercial LP in Arlington. "It was a great deal."

Dunn represented the tenant while Andrew Forberg of Land Bank handled talks for the building owner, Great Southwest Parkway Venture LLC.

In the Arlington section of the Great Southwest, First Place Logistics signed for 6,800 sf to take a 40,000-sf building to full. The firm, signing for three years, has just vacated about 1,400 sf in the Gateway Office Park along Avenue E and moved into 825 Avenue H, owned by Arlington OP&F/RREEF, John Dunwoody of Dunn Commercial tells GlobeSt.com.

Dunwoody negotiated the terms for the freight logistics firm, which spent three months looking for a new spot. Pete Richardson of Henry S. Miller Commercial in Dallas represented the building owner. Dunwoody said the convincing factor was the ample parking that went along with the end space and, of course, the rate. "We worked it down 20%," he said of the bottom line.
