The development has a new access road directly onto the A41, the Black Country New Road. Construction of the properties is expected to start in early 2003 with completion six months later.

Miller Developments' director Nick Harris said: "The completion of the new road directly onto the A41 makes Javelin Park one of the most accessible industrial and distribution locations in the West Midlands. This location combined with the high quality of the two properties has already generated high levels of interest from local occupiers."

Lambert Smith Hampton has been appointed letting agent for Javelin Park, and coincidentally the firm has just issued a report underlining the strength of the West Midlands industrial market. Tim Matthews, director of industrial and distribution property at Lambert Smith Hampton said that demand for brownfield sites like Javelin park is on the increase as developers perceive that prime Birmingham rents could well break through £6 ($9) per sf barrier in 2003.

But there is still a geographical split between Birmingham and the Black Country, with the Black Country offering extremely good land and property value compared with the city, according to the report.
