The 22,000-sf renewal for Balcones Centre at 11149 Research Blvd. was the biggest of the trio. TradeOne Marketing decided to stay put for five years in the 80,000-sf building situated in the far northwest submarket.
Chad Marsh of Austin-based Endeavor Real Estate Group was the negotiator for building owner, WBE Balcones LP. Mike Quint of Dallas-based Jackson & Cooksey represented TradeOne. The company provides marketing services for Fortune 1000 companies.In the sublease deal, Xilinx signed for 12,000 sf for five years at Las Cimas III, a southwest submarket office building at 805 Las Cimas Parkway. The company moves from the Reserve at 500 S. Capital of Texas Highway.
Marsh represented Dell Computer Corp., which has the direct lease for the building, and Chris Bachman of the Austin office of the Staubach Co. represented Xilinx, a chip company based in San Jose, CA. Marsh tells GlobeSt.com that 100,000 sf of the 160,000-sf building has been filled. Endeavor also is marketing Las Cimas II, another 160,000-sf building. Dell recently moved offices from the building.
In the third deal, Wilshire Homes, a single-family home builder with operations in Austin and San Antonio, will consolidate several offices into 18,683 sf at Park North I at 8200 N. MoPac Expressway. Derek Land acted for WBE Park North, the building owner, while Susan Harris of Site Solutions represented Wilshire.
